French drains and downspout extensions
Perforated pipe in a gravel envelope, taken far enough from the house to actually discharge, with downspouts tied in so roof water stops landing on the foundation.
Channel and catch-basin drains
For driveways, patios and low spots that pond. Set flush, graded to fall, and connected to a discharge that works in a heavy storm, not just a shower.
Dry creek beds
A stone-lined channel that carries runoff and looks like a landscape feature the rest of the year. River rock, stone edging, planted margins.
Regrading and swales
Sometimes the fix is dirt, not pipe. We re-shape the ground so water leaves on its own.
Foundation drainage
Excavation, gravel backfill and piped discharge along the foundation — invisible once the beds go back in.
Erosion control
Slopes, driveway shoulders and bare ground stabilised with stone, planting and grade correction.

We walk the property with you at no charge, then send a written, itemised proposal: materials, plant sizes, quantities and a schedule. Nothing starts without your sign-off.
